Oppose Light Industrial Rezoning Guilford College/Hilltop

A rezoning case, now pending before the Guilford County Commissioners, would rezone a four (4)
acre tract just north of the Lowes Shopping Center at 1226 Guilford College Road from Residential to Light
Industrial for a self storage facility.
The case is scheduled to be heard on Thursday, April 16,2009 starting at 5:30 p.m.
Self storage is totally incompatiable with this neighborhood which is residential except for some light commercial, banking, grocery etc. If it is rezoned light industrial, it could be used for utility substations and general warehouses as well.
Please join the fight to preserve Guilford County neighborhoods and demand orderly development which will enhance the property values. Industrial warehouses must not be allowed in neighborhoods. There is plenty of space for those in areas that don't affect our quality of life and detract from the local neighborhoods.

  1. Group met last night with Henry Isaacson,who is respresenting the opposition,last night for everyone to give a status report on where they were on their organizational efforts. We had more people come to the meeting asking how they could be a part of the effort to block this rezoning to light industrial. Two neighborhoods join the property in question.

  2. too bad you can't use protest petition in this case since it is in county but this could be a good case for getting rid of all of these spots all over this county where they should be in city not in county

  3. I am a resident of Barrington Place Court which is located about two city blocks from this acreage. In an area with residential and light commercial zoning, it will be a detriment to the current property owners to introduce light industrial zoning to the area. Also, since there are other storage facilities in a reasonable distance of the area, there is no need for additional business of this nature. I ask the County Commissioners to vote no to this request.

  4. I live near the area proposed for this self-storage facility and want to voice my firm opposition to light industrial rezoning to allow projects of this nature. Currently, this is a quiet, mostly residential neighborhood with only a few needed commercial facilities. I'm asking the commissioners how they would feel about news that where they, and their families, live will transition to an industrial site over the next few years due to capricious rezoning by other commissioners who do not live there. Once the deed is done, the door will be open to any number of onerous non-residential establishments. I plan to go to the April 16th meeting and carefully note which commissioners vote to approve rezoning my neighborhood to industrial use. Do think I'm angry? You bet!

  5. I live on Devoncourt Place which backs up to the area in mention. I know if this passes I will probably not be able to sell my house and if I could I would take a large hit on the value of my home. I hope the county commissioners look at this when they considering if this should pass or not. I hope they will put themselves in our position and vote against this rezoning request! Maybe a public protest in the front of Rodney Speight's home would let him know how much the people are against this!
    Please everyone show up on April 16th to support our neighborhoods as we fight to keep it a nice quite place to live and raise our families.

  6. My wife, 9 year old daughter and I live less than 500' from this proposed rezoning area to light industrial. Devoncourt Place is sandwiched between two agricultural tracts one being the current proposed for light industrial; homes here are valued at $350 to $450,000. Permitting this rezoning would set a Precedent for future rezonings that would certainly have a negative effect on property values, but more importantly would be the negative effect it would have on daily living in our community. If the county commissioners would visit our neighborhoods and view the beautiful area in which we live... and only imagine for just a moment that they live here, I am 100% confident that they would vote NO to this ridiculous rezoning proposal. Industry is my business, it is how I make my living... there is an appropriate place for industry, but the place is NOT in the back yards of America's residential neighborhoods!!

  7. I have been a resident of Guilford College Road for 33 years, since 1976. I have watched the area change dramatically in this time, from a two lane country road to a four lane divided road. It has been a pleasure to see progress in the area between Wendover and Jamestown deveop so nicely with subdivisions such as Whittington Hall, Wellington, The Grove @Jamestown, Stone Gables, Bentley Park, Heritage Hill, Spencers Trace, Jamesford Meadows, Akela Cove, James Landing, The Highlands&James Crossing, Barrington Place, Yorktown Pointe, The Peninsula, and Devoncourt Place.
    When we moved there, we had to go to West Market Street for groceries and other retail services, which now are provided so nicely in a neighborhood shopping center @ GC Road and Piedmont Parkway. All development in the area has been controlled so that it has developed into one of the nicest areas in Guilford County to invest in a home and live. There have been no blatant zoning intrusions into this primarily residential area until now, and frankly, we as residents are alarmed at the lack of protection our planning staff zoning board are allowing us with this unneeded and unprecedented Light Industrial zoning case. It simply is out of place and will set a precedent for future bad zoning that will adversely affect the area and ultimately the value of our greatest asset,our homes. This zoning forces industrial zoning on 3 out of 4 sides that adjacent to residential and no one can honestly say they want industrial zoning and a storage facility next door to their home.
    It will be interesting to see which commissioners prove that they care about the homeowners in our area and about the land use plan adopted by the County.

  8. I live in "The Highlands" which backs up to the proposed rezoning project. I bought in this area because it was shown to me how this area was going to be a residential area. I have been here 14 years and am very disappointed that this has gotten this far. The meeting with the county rezoning committee was a joke. It was very obvious that even though our community was not officially notified of the change that they were voting on that the zoning committee had made a commitment before the public hearing was held.
    I am anxious that the County Commissioners will right this wrong. VOTE NO TO REZONE!!!

  9. can someone correct me if i am wrong but wasn't there a rezoning case in the past few years that wanted to rezone that same property and it was in front of the High Point City Council. My question is this, how come this time it is a case in guilford county not the city of High Point?

    On to cecil little. With all due respect to your comments but didn't you just in January want to rezone property off of fleming road for storage units as well with Henry Isaacson as your lawyer.
